Q&A — KK&M Ironworks Inc.

Question 1

What types of ironwork does KK&M specialize in?

Accepted Answer

We specialize in light structural steel and ornamental ironwork, including iron gates, metal stairs, balcony and stoop railings, cellar and sidewalk doors, decorative fences, spiral staircases, steel ramps, deck structures, and rooftop ladders. If it involves metal fabrication and installation in the NYC area, we can handle it.

Question 2

Do you work on both residential and commercial properties?

Accepted Answer

Yes. We work with homeowners, property managers, building owners, and general contractors across all five boroughs. Our team is experienced with everything from single-family brownstones to large multi-unit residential and commercial buildings.

Question 3

Do you handle permits?

Accepted Answer

Yes. For projects that require NYC Department of Buildings permits, we manage the permitting process on your behalf. We're familiar with local code requirements and will ensure your project is fully compliant before, during, and after installation.

Question 4

How do I get a price estimate?

Accepted Answer

Contact us by phone, email, or through our online form to schedule a free on-site consultation. We'll assess the scope of work, take measurements, and provide a detailed written estimate at no charge.

Question 5

What factors affect the cost of a project?

Accepted Answer

Pricing depends on the type of metal, the complexity of the design, the size of the installation, site access, and whether permits are required. Custom ornamental work typically costs more than standard structural work due to the additional fabrication time involved.

Question 6

Do you require a deposit?

Accepted Answer

Yes, we typically require a deposit before work begins. The deposit amount varies by project size and is outlined clearly in your written contract. The balance is due upon satisfactory completion of the work.

Question 7

Do you offer financing or payment plans?

Accepted Answer

We accept cash, check, and major credit cards. For larger projects, we can discuss payment schedules. Contact us to talk through options that work for your budget.

Question 8

What does the project process look like from start to finish?

Accepted Answer

It starts with a free on-site consultation and estimate. Once you approve the proposal, we handle any required permits, fabricate your metalwork in our Brooklyn shop, and schedule installation. After installation, we do a final walkthrough to make sure everything meets your expectations.

Question 9

How long does a typical project take?

Accepted Answer

Timeline varies by project complexity. A standard stoop railing replacement can be completed in one to two days. Larger custom gates or structural steel projects may take two to four weeks from fabrication to final installation. We'll give you a realistic timeline upfront.

Question 10

Do I need to be home during installation?

Accepted Answer

For most exterior work, you don't need to be present the entire time, but we do ask that someone be available at the start and end of the job to review the work. For interior installations, we'll coordinate access with you directly.

Question 11

What areas do you serve?

Accepted Answer

We serve all five boroughs of New York City — Brooklyn, Manhattan, Queens, the Bronx, and Staten Island — as well as parts of Long Island and New Jersey. Contact us if you're unsure whether we cover your location.

Question 12

Why does ironwork need regular maintenance?

Accepted Answer

Exposed metal is vulnerable to rust, corrosion, and structural wear — especially in NYC's climate with its salt air, freeze-thaw cycles, and heavy precipitation. Regular maintenance prevents small issues from becoming expensive repairs and keeps your metalwork looking sharp and functioning safely.

Question 13

What does your Monthly Protection Plan include?

Accepted Answer

Our IronGuard protection plans include scheduled inspections, rust treatment, touch-up painting, tightening of loose hardware, and minor repairs. Plans are available at Basic, Standard, and Premium tiers depending on the scope of coverage you need.

Question 14

How often should ironwork be inspected?

Accepted Answer

We recommend a professional inspection at least once a year, ideally in the spring after winter weather. Properties with older ironwork or high-traffic installations benefit from semi-annual checkups. Our protection plans are structured around these best practices.

Question 15

Can I sign up for a protection plan on ironwork installed by another company?

Accepted Answer

Yes. We can assess and maintain ironwork regardless of who originally installed it. We'll start with an inspection to document the current condition and recommend any repairs before enrolling you in a plan.
